Communal Repairs to tenements
Tenements have been providing homes in Glasgow since the 1800’s, tenements were built due to the rise in population of the industrial revolution housing mainly people from Ireland and the Highlands who relocated to work in the city.
The tenements are still standing strong today though some would say need to be retrofitted and are an integral part of the city’s housing stock. Traditional blonde or red stand-stone of two or more storeys are classed as tenements, these buildings are entered through a “wally close” which was a communal entrance often featuring wooden and wrought iron bannisters, decorative arts and crafts tiling, with large stain glass windows at each landing were 2/3 individual apartments were depending on the property layout. Back then the toilet was in the back court along with a water pump.
Nowadays, many retain their beautiful original cornicing, fireplaces, stain glass and cupolas making them popular homes to city dwellers.
Owner occupiers who live in tenements will share common spaces and maintenance responsibilities which will be noted in the title deeds of a property. If the information isn’t clear or isn’t stated in the title deeds, you can refer to the Tenement Scotland Act. This includes the upkeep of communal areas, plumbing, and electrical systems, which can lead to disputes and delays if not managed properly.
Tenements typically have more common features than other types of flats, such as communal entrances, shared stairwells, and rear drying greens (courtyards for drying laundry).
Some areas particularly the West End of Glasgow will have conservation guidelines to adhere to. There are no shortcuts when it comes to managing a historic building many have strict criteria.
